The Guest (Hirer) is reminded that this agreement is for a Holiday (Self Catering) Let Only.

Please read carefully and understand  the following Terms and Conditions.

 Reservation Booking:

A Guest may make a Reservation Booking by telephone, e-mail or mail. Acceptance of reservation depends upon availability of the Home. All Bookings must be made by a member of the party occupying the property. Must be of 21 years or over and must be Authorised to agree the Terms and Conditions on behalf of all those named on the official booking form.

Booking (holding) Deposit:

A non-refundable booking deposit of £150/$350  is required with your completed booking within 7 days of your booking acknowledgement.  The booking will be confirmed to you within 14 days of receipt of your deposit. Once the booking is confirmed, the holding deposit will be non- refundable.  But will be deducted from the final amount due.

Refundable Security Deposit:

Upon payment of the outstanding balance, the Guest shall be required to pay a REFUNDABLE  security / breakage’s accident bond deposit of £350/$500. Any damage or loss of items during the Guest’s stay will be indicated to them within 24 hours – the cost of replacement or work will be charged against this security bond and the remainder returned.  These conditions overrides any former security bond payment condition.

Balance:

The payment balance is due 8 WEEKS prior to arrival at the named property.

If the Guests arrival date is within the 8 week period then the whole amount has to be paid in full at time of Booking.

Cancellation:

In the event of cancellation the following charges will normally apply:

6-8 Weeks prior to Arrival Date       –    50% of Total Rental Charge

                                                4-6 Weeks prior to Arrival date       –    80% of Total Rental Charge

                                             Up to 4 Weeks prior to Arrival date     –    100% of total Rental Charge

All Cancellations MUST be made in writing

In the unlikely event that circumstances beyond the Owners control resulting in the cancellation of the booking the Owner or their Agent reserves the right to cancel the booking and be liable only to the refund amount of any monies already paid by the Guest.

We reserve the right to treat the booking as cancelled if we do not receive  the balance y the due date

Please ensure that you take out Travel Insurance – see later advise note.

Force Majeure

The Owner of the Property or Agents, accept NO LIABILITY to pay compensation in respects of any loss, damage or changes arising from unforeseeable circumstances beyond their control, (but not limited to) riots, civil strife. Strikes. floods and closure of Airports, adverse weather conditions or other events beyond our control.

Liability:

You are advised that you are occupying a PRIVATE HOME  and therefore are responsible for your own safety in respect of any loss, personal accidents or damages sustained by you or any member of your party during your stay in the designated Home . It is the Guests responsibility to ensure that they have adequate Holiday Insurance to cover personal injury / accidents / damage. No claim whatsoever will be accepted by the Owners, or their Agents of the property.

Terms and Conditions Continued

Guests using the Cot, High Chair, Baby alarm and Stroller do so at their own risk. Children are required to be supervised at all times

when these items are in use. The Owners or their Agents will accept no liability for any loss or personal injury incurred from the use

of these items of Baby equipment.

The Owner or their Agents accept no liability for loss of mains services or failure of appliances or of any action taken in the vicinity of the property by any Authority or Third Party Person beyond their control.

Arrival / Departure:

Guests may gain access of the Home  after 4:00pm on the day of Arrival and the Home  must be vacated by 10:00am on the day of Departure, unless otherwise agreed and confirmed in writing by Management.

Occupancy and the Vehicle Access

The number of persons lodged in the accommodation may not exceed the number of beds indicated in the description. The number of persons may of course be fewer than beds. The Persons Named on the Booking Form may only occupy the accommodation, any deviation, without permission, could result in the Eviction from Home  at the time of Occupation.

Without exception the following Vehicles  WILL NOT BE ALLOWED in the Sub- Divisions where the HOME is Located

These are :

RV’s (of any size)       TRAILERS  (enclosed or open)      BOATS (any size – shape on a trailer or not)

Pets are only allowed in certain Homes by agreement – these Pet Homes are indicated in the Homes

Owner’s Responsibility and Access:

The Home’s description contained herein are presented in good faith. In case of problems with the Home, the Guest must undertake to communicate them to Management within 24 hours of arrival. The Guest must give the Owner or their Agents reasonable time to resolve any such problem. The Guest is to allow the Owner or their Agent the right to enter the property, upon giving notice, to enter and carry out any maintenance or inspection.

Pool  (where appropriate)

Guests using the pool or its surrounding areas do so at their own risk. Children are required to be supervised at all times when using the pool or on the pool deck areas. The Owners or their Agents will accept no responsibility for any loss or personal injury incurred from using the pool or its surroundings.

Pool Heating  (where appropriate)

Guests should note that Pool Heating is timed to active each  day between the hours of 8.00am and 6.00pm only.

It is advised that to ensure water temperature over night that the pool cover (if supplied) be reinstated over the pool’s water.

Please refer to our False Majeure section above and to this end the Owner  or its Agent cannot be held responsible if the weather conditions and or the water temperature  drop below 50 deg’s and  the pool heater will not function due to this condition.

           Refund Policy for Pool Heating – a refund for pool heating, if agreed, will only apply to those guests who have paid for pool

heating and not to Guests who have received “FREE” pool heating as part of a booking deal.

No Smoking and Pet’s Policy:

The Home a has a  STRICK NO Smoking Policy within the Home but there are ashtrays provided around the pool /deck areas (where apply) should you wish to smoke. Any deviation from this policy will result in the loss of the security deposit.

Those homes that accept pets are clearly advertised in the brochure All other Homes have a strict No Pet Policy

Insurance and Visas :

Guests  are     STRONGLY RECORMMENDED      to take out adequate personal / holiday insurance to cover cancellations of air flights,  accidents / illness or damage.

British Citizens travelling to the USA need a Waver Visa I 90 – and their United Kingdom passport must have at least a 90 day period following arrival in the USA. All other Nationalities should contact the US Embassy in their Own Country for further information.
